Vero Beach & 32963: Beyond the Beach

Oct 22, 2026

Coastal elegance, distinctive neighborhoods, and a lifestyle that extends far beyond the shoreline. There is something about Vero Beach that feels different. Perhaps it's the beautiful stretch of Atlantic coastline, the quiet streets shaded by mature trees, or the blend of established neighborhoods and distinctive waterfront homes. But for me, what makes Vero Beach special goes well beyond the beach itself. Having lived along Florida's Space and Treasure Coasts since I was 15, I've watched our communities grow and change. Vero Beach continues to offer an appealing combination of coastal beauty, local character, and different ways to enjoy life in Florida. Whether you're exploring a future move, considering a second home, or simply discovering more about the area, understanding the differences between its neighborhoods is an important place to begin. The Barrier Island: Life Between the Ocean and the Lagoon Cross one of Vero Beach's bridges, and you'll discover a distinctive coastal setting. The 32963 ZIP code encompasses much of the barrier island, where the Atlantic Ocean lies to the east and the Indian River Lagoon to the west. Here, you'll find an interesting mix of oceanfront estates, riverfront residences, established communities, condominiums, and homes tucked along quieter residential streets. But not every barrier-island property offers the same lifestyle. An oceanfront home may appeal to someone who dreams of waking up to the sound of the surf. A riverfront residence may be better suited to someone who enjoys boating, sunset views, and access to the lagoon. Other buyers may prefer an interior island neighborhood, where they can enjoy proximity to the beach without owning directly on the waterfront. The location within the island can be just as important as the home itself. Oceanfront, Riverfront, or Somewhere in Between? When exploring Vero Beach real estate, I encourage buyers to consider how they plan to use their home. Oceanfront living offers extraordinary scenery and direct proximity to the Atlantic, but coastal exposure, property maintenance, insurance, and storm preparation deserve careful consideration. Riverfront properties introduce another lifestyle, often centered around boating, waterfront views, and outdoor entertaining. Dockage, water depth, navigation, and permitting can be important factors depending on the property. Interior island homes may provide a different balance of privacy, convenience, maintenance, and access to local amenities. There is no single best choice. The right property depends on what matters most to you. The Character of Central Beach One of Vero Beach's recognizable barrier-island areas is Central Beach. Its appeal comes from a combination of residential streets, mature landscaping, beach access, and proximity to the island's shopping and dining areas. Along Ocean Drive and nearby streets, visitors encounter locally distinctive shops, restaurants, and a relaxed coastal atmosphere. The surrounding neighborhoods include a variety of architectural styles and property types, creating a setting that feels different from a large master-planned development. For buyers who value an established coastal community and access to local conveniences, Central Beach is worth exploring. South Beach and the Island's Residential Communities Farther south, the barrier island offers additional residential settings, including oceanfront and lagoon-side properties. Some communities provide gated access, shared amenities, or condominium living, while others offer individual homes on private lots. These differences matter. Association requirements, maintenance responsibilities, rental restrictions, and community amenities can all influence whether a property fits your plans. A beautiful home is only part of the decision. Understanding the surrounding community is equally important. Mainland Vero Beach: More Than an Alternative While the barrier island receives considerable attention, mainland Vero

Viera to Vero Beach: Finding Your Place on Florida’s Coast

Oct 19, 2026

One coastline. Distinct communities. Endless possibilities for calling it home. There is something remarkable about the stretch of Florida between Viera and Vero Beach. Within a relatively short drive, you'll discover beautiful barrier islands, established neighborhoods, waterfront properties, peaceful acreage, and thoughtfully planned communities. Having called this area home since I was 15, I've watched it grow and evolve. And one thing I've learned is that finding the right home isn't simply about choosing a house. It's about finding the community that fits the way you want to live. Let's explore some of the places that make our corner of Florida so special. Viera | Connected, Convenient & Growing Viera offers a blend of master-planned neighborhoods, newer construction, shopping, dining, parks, and recreational opportunities. With a variety of housing styles and community amenities, it's worth exploring for buyers who appreciate convenient access to everyday necessities and modern neighborhood planning. Indialantic & Indian Harbour Beach | Coastal Charm These beachside communities offer a wonderful combination of established neighborhoods, local businesses, parks, and access to the Atlantic Ocean and Indian River Lagoon. You'll find everything from beach cottages and condominiums to renovated residences and waterfront homes. For those who love being close to the water while maintaining access to mainland conveniences, this area deserves a closer look. Melbourne Beach & the South Beaches | A Quieter Coastal Experience Travel south along the barrier island, and the atmosphere begins to change. Melbourne Beach and the South Beaches offer a more relaxed setting, with natural surroundings, beach access, and residential areas tucked between the Atlantic Ocean and Indian River Lagoon. Properties range from modest coastal retreats to distinctive oceanfront and riverfront estates. Palm Bay, Malabar & Grant-Valkaria | Space to Make It Your Own Not everyone dreams of living directly on the beach. For some, the ideal Florida lifestyle means more land, room for hobbies, privacy, or a home with space to grow. Palm Bay offer

Beyond the Front Door: Welcome to The Shearer Perspective

Oct 19, 2026

Beyond the Front Door Welcome to The Shearer Perspective There's something special about calling Florida's Space and Treasure Coasts home. I moved to this area when I was 15, and over the years I've watched our communities grow, neighborhoods evolve, and new opportunities emerge. Yet some things never change—the beauty of our coastline, the character of our communities, and the people who make this area such a wonderful place to live. I'm Jen Shearer, a REALTOR® with The Wilson Group at LPT Realty, and I created The Shearer Perspective to share a little more than what's happening in real estate. Of course, we'll talk about homes. Beautiful properties, market trends, new construction, smart investments, and the details that matter when buying or selling. But we'll also venture beyond the front door. We'll explore neighborhoods from Viera to Vero Beach, discover local favorites, visit interesting places, and take a closer look at the lifestyle that makes our stretch of Florida so unique. I'll also share insights into home design, construction, and renovations—because understanding a home goes well beyond its finishes and square footage. Some days you'll find a market update or a practical real estate tip. Other days, you might come along for a neighborhood tour, a conversation with a local business owner, or a behind-the-scenes look at something interesting happening in our community. My goal is simple: to create a place where local knowledge, real estate expertise, and everyday coastal living come together. Whether you've lived here for decades, are considering making a move, or simply enjoy discovering more about the place we call home, I'm glad you're here. Welcome to The Shearer Perspective. There's so much to explore. Jen Shearer, REALTOR® The Shearer Path Home Elevated • Intentional • Refined The Wilson Group | LPT Realty www.ShearerPathHome.com
